Portable Appliance Testing (PAT) is a recognised way for landlords to comply with regulations to ensure the safety and maintenance of their electrical equipment. This is achieved through a series of visual inspections and checks using specialist PAT testing equipment. As part of your HMO compliance you are required to carry out an annual portable appliance test.

When are EPCs needed?
An Energy Performance Certificate (EPC) is required whenever a property is to be rented out or sold.
An EPC is valid for 10 years and when it expires it will need to be updated.

To meet the Repairing Standards landlords must have satisfactory provision for detecting fires and for giving warning in the event of a fire or suspected fire.
